EICR – ELECTRICAL INSTALLATION CONDITION REPORTS
Commercial electrical installation condition reports or EICR's are used to check the safety, operation and compliance of any electrical installation system. As a business or property owner, you are responsible for ensuring that the electrics of the building are safe and well maintained.
Degradation of electrical components such as light switches, sockets and connections becoming unstable happens on many electrical systems. However regular maintenance and inspections can maximise safety/minimise potential financial burdens by addressing potential issues.
Guidelines for the frequency of testing:
Depending on the type of premises, BSEN guidelines state that an Electrical Installation Condition Report should be carried out at the minimum of:
There are many other factors that can affect the requirement for testing, such as the age and quality of the installation, regularity of use and level of maintenance for equipment. Buildings used by members of the public, schools, hotels, for example, may require more frequent inspection.
Fixed Wire Testing involves testing electrical services and systems that provide electricity to all points of a building. It encompasses all hard wiring in a building including distribution boards, general lighting and power, security systems, air conditioning and other equipment/plant.
The testing involves carrying out a series of detailed visual inspections and electrical tests across the building. Testing if not well planned can result in some disruption on site due to the requirements for disconnecting electrical circuits whilst testing. For this reason we plan with the client an agreed scheduling of the testing, outside normal working hours where required.
The results and extent of Fixed Testing is then recorded on an Electrical Installation Condition Report and provided to the Client requesting the inspection.
